Denver, Colorado
Few redevelopment sites come with as much neighborhood memory attached to them as the corner of University and Ohio. For decades, Bonnie Brae Tavern helped define this little commercial node, making its redevelopment especially visible to the surrounding community. akin Bonnie Brae responds with a deliberately more intimate scale: a three-story residential building with 46 homes, private porches, and shared outdoor space rather than a project that tries to overpower the neighborhood around it. Our landscape plays an important role in making that transition work. Planting, pedestrian spaces, entries, and shared amenity areas help soften the edge along busy University Boulevard while responding to the quieter residential streets beyond. The goal isn’t to recreate what was there before, it is to recognize that new development on a familiar corner carries a little extra responsibility; to feel contemporary, certainly, but also comfortable enough that the neighborhood can eventually claim it as its own.
